We founded HD Development in 2023 to focus on retail commercial real estate development. We provide development services to retailers, from finding the right site to delivering the finished project.
Our partnership grew out of a relationship that began in 2016. In 2023, we found that our business and charitable philosophies aligned, and we decided to build a company together.

We partner with good people and companies who approach real estate fairly and look for deals that benefit everyone involved. When every partner benefits, communities and retail businesses thrive. Our values extend beyond business. We founded Conquer SLC, a nonprofit providing street outreach to Salt Lake City’s unsheltered community.
Before founding HD Development in 2023, our partners spent decades developing projects for national and regional retailers, including more than 200 sites at Maverik. We’re already putting that experience to work for a retail client whose project details are confidential. The projects shown on our Projects page were mostly completed by Lance and Dee prior to forming HD Development.
Lance Dunkley has spent approximately 22 years in real estate and real estate law. He is the former Vice President of Real Estate at Maverik, overseeing end-to-end development of 162 new stores, countless remodels, and leaving Maverik with a development pipeline of approximately 150 future new stores. Prior to Maverik he was a partner at the law firm of Kirton McConkie, specializing in real estate and commercial leasing.
He was also an adjunct professor in the MS in Real Estate program at the University of Utah, teaching classes in Site Selection, Commercial Leasing and Real Estate Due Diligence. He has a Juris Doctorate degree from Hofstra University. He has experience across the Mountain West in site selection, due diligence and development execution.
Dee Hansen has spent nearly 30 years in real estate across Utah and the Mountain West. He earned his real estate license in January 1997, starting out sitting model homes and developing residential lots. In 2005 he earned his broker's license and founded The DRH Company, a development, brokerage and property management firm.
Over his career he has worked with some of the region's best-known names, including the Larry H. Miller Group, the Utah Jazz, Megaplex Theatres, Intermountain Healthcare and America First Credit Union, which he has represented for nearly 30 years. He has also developed stores for Starbucks, Dutch Bros, Maverik, CVS, Raising Cane's, Mo' Bettahs and Cafe Rio. Dee holds a Master of Science in Real Estate from Johns Hopkins University.
